Let's have a chat for a few minutes and see if I can answer some of your questions. Remember , I have been developing land in Haywood county for 17 years with much success. I also developed land in Florida for 11 years , as well as build Custom Waterfront homes. So let's review some of the questions we field each year from our customers. Are you looking to buy land in North Carolina? Buying North carolina Land directly from the owner could not be easier.
1. I would estimate 80% of my land offer substantial views. Mountain views are very important to me as I design the road system and survey out each parcel of land. Ronnie and his road building crew participate in lot design and driveway access. So, we emphasize road grades, easy driveway access, nice building sites and gorgeous views for each and every parcel we sell.
2. Drinking water is provided by individual wells for each tract of land. Now, if you and a family member or friend wish to share a well, in most cases this works fine. You could even share a well with a neighbor, but most of my customers wish complete ownership. Depth of each well varies, and no guarantees as to how much water you hit. What I find to be typical would be a 400 foot well to 600 ft . Cost to drill is about $8.50 p/ft. If you hooked up to city water in other areas, cost would be comparable. ie: impact fees.
3. Creeks, springs, pond sites, lakes , Trout rivers. Another issue regarding water. Haywood county does not offer any Lakefront properties, wish we had some. We are in the heart of the Smoky mountains so natural lakes are not common. Having said that, we do have some really nice boating lakes within 1 hour to 3 hour travel time. Water on your tract of land? Yes, we can do that on some parcels, creeks, ponds, pond sites, springs are possible. Right now I can show you tracts with water on them.
4. Sewer- In Haywood County, also called Maggie Valley and Waynesville, you will install a septic system. I have provided a certification approval for each tract I sell with an approval form from the County, that you can in fact install a system on your land. I pay the County a fee for an inspection and certificate stating that the parcel has been approved for a system. I do NOT install the system, this will be your responsibility when you build. Again these costs like wells, site work and septic tanks are usually included in your building/construction loan. Cost of system, right now, about $3,500.00 for a 3 bedroom system. In the Florida Keys you will pay $15,000.00 for a sewer system. Once again, impact fees in Florida communities or other States usually equate to the same cost your incur in the Mountains.
5. We do have restrictions on our properties such as:
No Mobile homes
No Junk Cars
No Commercial businesses. Home business is OK.
Farm animals are welcome but not breeding of same. Bring your horses, dogs, chickens etc. but not as a business. No kennels or breeding. We are country but still residential.
Minimum square footage for a home varies but you must build at least 1,000 sq.ft and in some areas 1,200 sq. ft. as you can see, size is not an issue and most homes being built appear to be MUCH larger, but your choice.
6. ASSOCIATION FEES- THIS SEEMS to bother some folks but let me say, our POA fees have a purpose and ARE very important. Also rather inexpensive but enough to do the job. Fees run about $350.00 per year or less then $30.00 p/mt. You pay annually though. POA fees pay for road maintenance, grading, clearing after storms, snow control at times, clean out culverts, replace gravel after wet weather and thawing. Every one shares in the cost. Now the BIGGY, banks want associations to have POA accounts proving they have a road maintenance program. Banks know how important maintaining your roads can be to keep values growing and keeping good year round access.
7. Elevations- mostly from 3,000 ft up to 4,000 ft. and this is average. this gets you cool nights and nice daytime temperatures. Most folks do not include A/C into home construction. down at 2,000 feet you may want a/c.
8. You want a fireplace for sure because evenings are cool during the Spring and Fall. Nothing like the smell of a fireplace burning in your living room of your log home. Jan-March are cold or maybe mild but at a minimum, the nasty months. Maybe in the Teens sometimes but mostly 20's and 30's at night. Not to confuse you, it could snow on Thanksgiving and could be 60 degrees during X-mas time. Truth be told, our weather is the best and if you like cool summer nights , great fireplace nights , and low humidity, you just found heaven. Now, throw in your own fresh summer garden, what can I say, fresh matters and taters, Silver queen corn off the stalk, grow you own pumpkins.
9. Dividing your land- You can not divide you land because our concept is to provide low density home communities. This means we wish to limit the number of homes to be built in our projects which equates to one home per lot. Now the good news is this, I suggest each party, your parents , friends etc., each buy a piece of land. These adjoining parcels allow each owner to build when they wish and more important, much easier to obtain a construction loan. You can have two homes close by and each party independent of the other. Legally this usually works much better as well.
